Construction has begun on a Build-To-Order (BTO) project in Ang Mo Kio Avenue 2, on the site of the former Kebun Baru Primary School.
New Housing Project in Ang Mo Kio
The project is not part of the upcoming BTO launch in February, but could be offered for sale in either June or October. The Housing Development Board (HDB) has announced new flats will be available in Ang Mo Kio in 2026.
The 485-unit project is being built on the site of the former school, which was demolished between 2023 and 2024. Piling work began in September 2025, with completion slated for the first quarter of 2030, according to notices at the construction site.
The development, spanning approximately 1.82 hectares (2½ football fields), will be located about 1 kilometer from Mayflower MRT station on the Thomson-East Coast Line.
Demand and Classification
Recent housing projects in Ang Mo Kio include Oak Ville @ AMK (launched in 2025), Central Trio @ AMK (2024), and Central Weave @ AMK (2022). While Central Weave and Central Trio were oversubscribed, demand for Oak Ville was lower, with some units remaining unsold among first-time family applicants.
Analysts attribute the tepid demand for Oak Ville to concerns about its “Plus” classification and its distance from transportation and amenities. Subsidy clawbacks are applied when Plus and Prime flats are resold.
Property experts believe the new project on Ang Mo Kio Avenue 2 is likely to also be classified as a “Plus” project, due to its central location and access to public transport, schools, and retail options. The project is closer to amenities and the MRT station than Oak Ville.
Eugene Lim, key executive officer at ERA Singapore, and Nicholas Mak, chief research officer at Mogul.sg, both anticipate a “Plus” classification for the upcoming development.
Factors beyond classification, such as subsidy clawbacks and the attractiveness of other BTO projects offered concurrently, will influence demand. The project’s pricing and clawback rate will also be key considerations.
Only about 3,100 flats have been launched in Ang Mo Kio in the past six years, a small fraction of the approximately 119,000 new flats launched since 2020. This limited supply could contribute to strong demand for the new project.
