Luxury car enthusiasts are increasingly turning to specialized “car condos”—private, industrial-grade storage facilities that offer more than just a parking spot. From high-tech automated towers in Miami and Dubai to custom-fitted warehouses in Las Vegas, Toronto, and Richmond, these developments provide secure, upscale environments for collectors to store, display, and socialize around their prized vehicles.
The Rise of the Luxury Auto Warehouse
For high-profile collectors, the traditional home garage has become insufficient. Whether driven by a lack of space in urban environments or a desire for a dedicated “man cave” atmosphere, the market for luxury car condominiums is expanding. These facilities are designed to be first private, gated luxury auto warehouse condominium community designed for collectors, entrepreneurs, and investors,
according to Pamela Junge, a senior advisor for The Stack Auto Lofts in Las Vegas.
The Stack, which features 29 deeded units, exemplifies the trend. These units, ranging from 1,849 to over 4,000 square feet, are built with 28-foot ceilings to accommodate heavy-duty auto lifts. Owners can customize their spaces with party decks, rooftop kitchens, or even batting cages. Junge notes that these are not merely storage units but private assets built around prestige, privacy, and legacy.
Automated Towers and High-Rise Parking
In high-density luxury markets, the concept has evolved into automated vertical storage. Developer Gil Dezer, who also pioneered the Dezervator
at the Porsche Design Tower, explains that the system addresses a common frustration among the wealthy: the desire to avoid valet runners and maintain privacy regarding their comings and goings.
The scale of these projects is massive. In Dubai, the Mercedes-Benz Places Binghatti City project aims to create a city within a city,
featuring 12 towers and over 13,000 residences. These developments integrate automotive branding into the architecture, with interiors featuring wood, leather, and metallic flourishes intended to intensify the experience of the Mercedes-Benz brand in every sense.
Community and Social Clubs in Richmond and Toronto
Not all car condos are high-rise towers. Co-founder Mike Moore, who also owns Sportscar Workshops, identified a local demand for secure space among owners of vintage and exotic cars who lack sufficient garage space at their homes. The facility, which is expected to open this spring, will feature a warm, dark cigar-lounge type of feel
to foster a community for enthusiasts.
Principal Broker Ming Zee highlights the security benefits of the model, noting that in the Greater Toronto Area, where vehicle theft is a concern, owners require private, enclosed spaces with security systems. Unlike residential condos, these are industrial properties where owners cannot live, but can utilize mezzanines for work or leisure.

The financial barrier to entry varies widely depending on location and amenities.

Despite the high costs, developers report strong interest. As the market for luxury automotive storage continues to mature, these facilities are increasingly functioning as an extension of the owner’s lifestyle. As Junge puts it, It’s an extension of the home—whatever the lifestyle is.
